How we screen listings
Listing Intake & Review
Landlords and property managers submit property details, photos, and lease terms directly through Privy. Our team reviews each submission for completeness and obvious inconsistencies before it is published. This review is a screening step only — it does not include an independent site inspection or confirmation of legal ownership.
Landlord Information Review
As part of onboarding, landlords provide contact and business information. Privy reviews this information for completeness. This review does not independently confirm ownership or legal authority to lease a given property through public records or government sources.
Landlord Screening
Landlord accounts are screened at signup for basic contact and identity information. Accounts associated with reported fraud or unresolved complaints may be suspended or removed from Privy at our sole discretion. This screening is not a background check, credit check, or legal verification of any kind.
Tenant Feedback
After move-in, tenants may submit reviews of their experience. Privy may review reported listings and remove any that violate our listing standards, at our discretion. Reviews reflect the opinions of individual users and are not investigated, verified, or endorsed by Privy.
Other ways we help you avoid bad listings
Walkthrough Videos
For certain subscription plans, Privy may film a walkthrough video of the property so students can preview a unit before reaching out. Availability of this service depends on your plan and scheduling. Privy does not guarantee that a walkthrough video will be provided or filmed by any particular time, and does not guarantee that any video accurately or consistently reflects the property's condition at a later date.
Contact Privacy
Your contact information is not shared with landlords automatically. Inquiries are routed through Privy so you can choose when to share your details, subject to our Terms of Service.
The AI Lease Checker
The same AI advisor that helps you search also scans your lease before you sign it, flagging unusual fees and mismatched terms for your review — for free. It's an automated tool for informational purposes only, not legal advice, and it isn't a substitute for review by a licensed attorney.

Privy is a listing and lead-generation platform
Privy operates an online marketplace that connects prospective student tenants with property listings submitted by landlords, property managers, and real estate professionals ("Landlords"). Privy is not a landlord, property owner, broker, property manager, escrow agent, or party to any lease, rental application, or tenancy. Privy does not represent, and owes no fiduciary duty to, any Landlord or tenant. Any lease is solely between the Landlord and the tenant.
Screening is not a guarantee
Privy's intake screening confirms that a listing appears complete and consistent with the information a Landlord has provided at the time of review. It is not an inspection, appraisal, title search, or legal verification, and it does not guarantee the accuracy of a listing, the ongoing condition of a property, the conduct of any party, or that any lease will proceed without issue. Circumstances may change after a listing is published.
No warranty on listings or outcomes
Privy and all listing content are provided on an "as is" and "as available" basis. Privy makes no representation or warranty that any listing is accurate or current, that any unit will be available when you inquire, or that any party will respond or perform any obligation. To the fullest extent permitted by law, all implied warranties are disclaimed.
Limitation of liability
To the fullest extent permitted by law, Privy is not liable for any claim, loss, cost, or damage arising from a property, a lease, or the conduct of any Landlord, tenant, or other third party — including, without limitation, loss of rent, relocation costs, or conduct-related harm. Such matters are the sole responsibility of the parties to the lease. Your use of Privy is at your own risk, as further described in our Terms of Service.
You are responsible for your own due diligence
Before signing a lease, you are responsible for independently reviewing its terms, inspecting the property in person, confirming move-in dates, and verifying any information material to your decision. Privy's screening is a preliminary measure only and is not a substitute for your own independent judgment or, where appropriate, advice from a licensed attorney or real estate professional.
